Advizeo is one of Europe's leading EMS solutions for commercial buildings: a SaaS platform for real estate portfolios, on-site energy managers, and an Italian office in Milan. However, its model is not the right answer for every situation. Those looking for a platform that actively controls building systems, or a single supplier for both software and sensors, have viable alternatives. This guide compares them.
For transparency: UTwin, one of the alternatives presented below, is our software and operates in the same field as Advizeo: buildings. For this reason, we disclose this upfront and also explain the situations in which it is not the right choice.
Advizeo was founded in 2015 within the French engineering group setec and has been part of Hager Group since 2026. It has offices in Paris, Berlin and Milan. According to its official documentation, its offering combines two components:
The results reported by the vendor include more than 250 customers, 85 million square metres optimised, and 1 TWh in savings in 2023. Its real strength is the combination of a platform and advisory services. For a real estate portfolio that wants to delegate energy management to external specialists, this is a proven model.
The scenarios that lead organisations to compare Advizeo with other platforms concern the operating model even before the features:
The four most relevant alternatives, selected to cover different situations; each software name links to our dedicated in-depth guide.
| Software | Strengths | Hardware included | When to choose it |
|---|---|---|---|
| UTwin | Building digital twin with monitoring of energy, water, gas and environmental conditions, remote AI-driven control and native CMMS, all in the cloud | Yes: smart meters and sensors supplied | Buildings and multi-site portfolios seeking automation and independent operation |
| Zucchetti ZEnergy | Multi-utility monitoring and bill analysis, integrated with the Zucchetti management suite | Yes: sensors and data collection units | Multi-site companies already using the Zucchetti ecosystem |
| ACCA usBIM.maint | Energy management within BIM-based facility management, with centralised cloud data | No: integrates remote meter reading and third-party systems | BIM-modelled property portfolios: public administrations, schools and hospitals |
| Energy Team (CloE) | Monitoring with proprietary meters plus services covering audits, ISO 50001, demand response and incentives | Yes: proprietary meters | Industry and large energy consumers with regulatory obligations |
UTwin is our platform and operates in the same field as Advizeo, but with a different model: automation instead of ongoing advisory services. The building's digital twin, created from BIM models or CAD floor plans, combines monitoring of energy, water, gas and environmental parameters with smart meters and sensors supplied directly.
AI works on top of this data, adjusting systems remotely according to outdoor weather and actual occupancy, while the native CMMS turns anomalies into work orders.
For retail locations, smaller office sites, hotels, care homes and supermarkets, it enables system control with an investment up to 70% lower than that of a traditional BMS. If your preferred model is to delegate energy management to external energy managers who oversee the portfolio, Advizeo remains a consistent choice.
ZEnergy is Zucchetti's energy management solution. It offers multi-utility monitoring (electricity, thermal energy, gas, water and air) through sensors and data collection units, automated bill analysis, and native integration with the group's management suite, starting with ZMaintenance. It is a suitable alternative for multi-site companies already operating within the Zucchetti ecosystem and wanting energy consumption data integrated into administrative processes.
ACCA software's usBIM.maint approaches energy from a BIM-based facility management perspective: centralised cloud consumption data, KPIs and dashboards, and integration with remote control and remote meter reading, all within ACCA's openBIM ecosystem. It is a suitable choice for IFC-modelled property portfolios (public administrations, schools and hospitals) where the priority is a single environment for documents, maintenance and energy. Hardware is not included.
Energy Team is an established Italian specialist in monitoring. Its offering includes the CloE cloud platform, proprietary meters, and services covering energy audits, ISO 50001, demand response and incentive applications. It is an alternative to consider when the scope shifts from real estate to industry and large energy consumers with regulatory obligations to manage.
The approach that works best in our projects is to decide on the operating model first and the platform second: who needs to identify problems, who decides on interventions, and who carries them out. From there:

Yes. The offices listed on its official website include Milan, alongside Paris and Berlin. Its platform and energy management services are therefore also available in the Italian market.
No. Advizeo was founded in 2015 within the engineering group setec, but in 2026 it became part of Hager Group, which acquired its shares from setec, Bpifrance and Crédit Mutuel Equity.
Sensors are provided through dedicated IoT services that complement the platform. When comparing solutions, it is worth clarifying who supplies, installs and maintains the equipment, and what recurring costs apply.
Both operate in the same field—commercial buildings—but use different models. Advizeo combines a monitoring platform with advisory services from dedicated energy managers; UTwin focuses on AI automation, supplied hardware and integrated maintenance for teams that want to manage operations independently. The choice depends on your preferred operating model.
It depends on the platform and the scale of the operation. Analytical tools deliver the best results with a dedicated specialist, while platforms with automation can also be managed by a distributed facility team. Note that appointing an energy manager is a legal requirement above certain consumption thresholds. We discuss this in the energy manager guide.
Before comparing platforms, decide on your operating model: how much energy management do you want to outsource, and how much do you want to keep within your own team? That answer determines whether you need an EMS with advisory services like Advizeo or a platform that automates operations. Compare the remaining features and prices on an equivalent basis, including sensors.
